If you wish to purchase land and build a house or villa, the laws are as follows:
- Outside the Municipal boundaries, there are restrictions on the area that one can build on (20% of the land area), and a height restriction of two storeys.
- There are good architects and engineers who will plan and design your villa at reasonable rates. We are pleased to be able to recommend reliable practices for interested clients. Once the plans have been lodged with the District Office, work may commence.
- Land in Cyprus is measured in donums.
1 donum = 1338 m² or 14400 ft²
1 donum consists of 4 evleks
1 evlek = 3600 ft²
1 acre = 3 donums
- Our building cost per square metre is £400.

The procedure that we follow while building your private house is as follows:
• Investigation of the land on which your house will be built.
- We apply to the land registry office for mark-up of the exact borders of the land.
- We prepare the topographic map of your plot including plants in it.
• Preparation of the House Plans (and pool plans if required)
- Our architects draw the house plans according to your requirements and precisely locate the house on the plot before construction.
- We present you the plans and you have the opportunity to discuss these fruther with our architects.
• Preparation of the 3D (three dimensional) Images of the House and Pool
- Our Projects Department prepare the 3D external and internal images of the house.
- Together with our interior decorators and our IT Department prepare the virtual tours for the inside and outside of the house.
- We present you the house. In this presentation the house will be fully decorated. Thus, you will be able to see your fully completed virtual house and together with our architects and graphic designers you will be able to change whatever you want. (Note: the goods to be used in decorating the house are not included in the price).
- Your "virtual house" will be updated according to your changes.
• Update of the House (and pool) Plans Accordingly
- Since you will be able to decide on the changes and updates much better after you see the 3D images and the virtual tours our architects will improve the house plans according to your latest requirements.
- The amended 3D images and virtual tours are represented.
• Preparation of the Technical Specifications
- Our architect and engineering team - civil, electrical and mechanical engineer (for pool) - will provide you with the detailed specifications of construction.
• Preparation of the Time Schedule of Construction
- Our engineering team will also provide you with the time schedule of construction.
• Deciding Upon the Payment Terms
- Our standard terms of payment are as follows.
1. 10% on signing contract
2. 20% on completion of foundations
3. 20% on completion of concrete works
4. 20% on completion of brickwork and plastering works
5. 20% on completion of windows and floors
6. 5% on possesion of property
7. 5% on transfer of title
• Project Starts
- After your approval we will start the project.
• Project Progress
- We will continuously provide you with the information about the progress of the project.
- If you are abroad, every month the progress of the project will be informed to you supported by several pictures. As an example you can see below how we provide information to our customers about the progress of our projects.

• Landscaping & Interior Design
- If you require landscaping our landscape architect will also take part in the project. Her service and material costs are not included in the price.
- If you require interior decoration of your house the service of our interiors architect and the goods to be used is an extra.
